Inventory. How is it changing?

It has always been a missing piece of information as there is not official data on the existing inventory of properties for sale for Marbella & Benahavis. In order to get an idea on what the inventory/stock of “for sale” properties is doing, I have taken information from different web pages and databases of properties. Although that will not tell exactly the number of properties on the market because not all properties are accounted for and there are repeated units on those databases, it will give the tendency and the distribution that is what I am looking for.

The charts are easy to read: the inventory is more or less stable with a slight tendency to a reduction specially in Marbella. Therefore, this index goes in line with the rest of the indicators: slight reduction in prices, slight reductions in inventory a increasing number of transactions. In general, it means a slight better situation but still a way to go.

What is going on with the prices?

Although I have been writing articles recently about the fact that the prices in Marbella seemed to have reached the bottom, the statistics of the third quarter of 2013 do not show that same tendency. We can see again that the index is going down in Marbella and that is falling even deeply in Estepona. In fact, the price index is the lowest since the start of the crisis at the end of 2007.

I have been thinking on an explanation for that, drops in prices and increases in the number of transactions, and the fact may be more simple than what I considered: prices are going down because sellers are negotiating down to be able to close operations. We will have soon the data from the last quarter of 2013 and we will see how the tendency follows.



Que pasa con los precios en Marbella?

Aunque he escrito algunos artículos recientemente sobre el hecho de que en Marbella los precios parecían estar planos, los datos del tercer trimestre de 2013 no corroboran esa apreciación. Se vuelven a ver caídas en el índice de precios de Marbella y caídas incluso más profundas en el índice de precios de Estepona. De hecho, el índice es el más bajo desde el inicio de la crisis allá por el fin de 2007.

He estado buscando una explicación de la situación, bajadas de precio y aumento de las transacciones, y el hecho puede ser más simple de lo que pienso: se están bajando los precios para poder cerrar operaciones. En breve tendremos los datos del último trimestre de 2013 y veremos si las tendencias se confirman.



The Economist -- Los precios suben en las principales economías salvo en Francia, Italia y España

De acuerdo al índice de precios publicado por The Economist, los precios ya suben en Estados Unidos, Gran Bretaña y nunca han dejado de subir durante esta crisis, ya que sus mercados son más estables, en Suiza y Alemania. Por contra, los precios siguen a la baja en España, Italia y Francia, aunque en menor medida.



Si observamos asimismo los indicadores de precios, los precios respecto a los salarios disponibles están infravalorados en Estados Unidos, Alemania, Irlanda, Japón y Suiza mientras que en España están todavía un 10% por encima. Sin embrago, esta indicador también muestra que esta sobrevaloración es incluso mayor en otros países de Europa como Bélgica, Gran Bretaña, Francia, Holanda Suecia y Austria.

The selling process is about the same that the one of the apartments but requires more time and dedication. Consistent marketing led to potential buyers and from there to the closing.

They are two beautiful properties in two different areas: one on the Golden Mile and the second one on the exclusive resort of Montemayor (Benahavis).

From here I want to give my congratulations to the owners and to my team for a great work.






Las cosas están mejorando pero lentamente

Hay muchos comentarios en la calle sobre la mejora del mercado pero creo que hay que tomarlos todavía con cierta cautela. Si echamos un vistazo a la información proporcionada por el Ministerio de Fomento, el número de ventas registradas en el tercer trimestre, no sólo en Benahavís sino también en Marbella, ha sido el mejor de los últimos seis años. Eso ya significa algo por sí solo.

Si nos fijamos en los datos de Benahavís, el año hasta ahora no es tan bueno como 2012 pero ya es mucho mejor que 2011 por lo que creo que va al final va a ser bueno.

Por otra parte, el número de ventas en Marbella ha sido, hasta ahora, el mejor desde 2008. El aumento de las ventas ha sido de un 24% en comparación con los números de 2012. Sin embargo, sigue siendo un 35% inferior a la media de los "buenos años".





¿Podemos decir que el mercado se ha recuperado?

Mi opinión es que todavía es un poco aventurado. Es cierto que el mercado está mejorando pero cuando se esta en la calle se puede percibir que aunque las cosas están un poco mejor aun queda mucho camino por recorrer. Todavía es complicado cerrar operaciones y los compradores siguen sin tener la sensación de que pueden perder una propiedad si esperan un poco de tiempo para decidirse. Al hablar con una de las notarías grandes de Marbella hace unas tres semanas, me comentaron que han registrado un incremento del 10 al 15% en el número de ventas en comparación con el mismo periodo de 2012. Eso también confirma las buenas sensaciones que todos los que estamos en este sector estamos percibiendo. Un amigo me dijo hace poco: hemos puesto en marcha el motor y nos movemos pero aun nos queda para alcanzar ritmo.




Things are improving but slowly


There are a lot of comments on the market about how much it is improving. If we take a look to the information provided by the Ministry of Housing, the number of sales registered on the third quarter, not only on Benahavis but also in Marbella, has been the best of the last six years. That means something by itself.

If we look at the data of Benahavis, the year up to now is not as good as 2012 but it is already much better than 2011 so I think it is going to be a good year.

On the other hand, the number of sales in Marbella has been, on this time of the year, the best since 2008. The increase in sales has been a 24% when compared to those of 2012. However, it is still a 35 % lower than the average of the “good years”.





Can we say that the market has recovered?

My opinion is that we should not say it yet. It is true that the market is doing better but when you are working on the field, you can feel that things are slightly better but seems that there is still a way to go. It is still complicated to close operations and there is not any sense on the buyers that they can lose a property if they wait some time to decide. When talking to one of the big notary offices of Marbella three weeks ago, they stated that they have registered an increase of 10 to 15% in the number of sales when compared to the same period of 2012. That confirms the better sensations that all we are in this field are noticing. A friend told me recently: we have started the engine and we have started to move but still some time to reach the pace.
